Windemere Home Prices
There is a home to suit almost everybody in Windemere from a small 2 bedroom condo to a substantial 5 bedroom detached single family home. At the time of writing, May 2012, Windemere home prices have been relatively static for a while but prices have recently started to increase, probably due to a combination of low inventory, attractive mortgage rates and increased buyer confidence. Certainly, as in virtually all areas, prices are significantly lower than they were in 2007 but San Ramon home prices have been remarkably resilient compared to other areas.
The chart below shows the median home sale prices for homes in zip code 94582 for the last 3 years. That covers all homes east of Alcosta Boulevard in San Ramon and includes Windemere, Gale Ranch and The Bridges as well as Canyon Lakes and a number of smaller developments.
It is immediately apparent that there are obvious signs of stabilization and this is undoubtedly due in part to the ralatively strong economy in the East Bay together with the high standard of schools in Windemere.
Right now (May 2012), there are only 11 homes for sale in Windemere with prices ranging from $599,000 to just over $1m.
$599,000 will get you a 4 bed, 2.5 bath detached home with almost 1,900 sq.ft. of living space. Note that this is a short sale though. These transactions can be more complex than a “regular” sale.
At the other end of the spectrum, how about a 5 bedroom, 5 bath home of over 4,000 square feet with beautiful hardwood flooring throughout the ground floor.
Between these two extremes there is a wide range of sizes and floorplans but there is no denying that there is a serious shortage of inventory, given the present level of buyer demand. The median price of homes currently for sale her is just below $775,000.
